These are the duties a strata management company takes on under the Strata Property Act, and they are what our agreement covers:
- Attending strata council meetings, and the annual and special general meetings
- Preparing the minutes of those meetings and distributing them to owners

What does a strata management company do in Richmond?
The strata council still makes the decisions. Do strata managers in British Columbia have to be licensed?
Yes. Strata management is a licensed activity under the Real Estate Services Act and is regulated by the BC Financial Services Authority. Ask any company you are considering — including us — for their licence details before you sign.
How quickly can we get a Form B or a Form F?
The Strata Property Act sets the deadline: a Form B Information Certificate must be provided within one week of a written request, and a Form F Certificate of Payment on the same timetable. Owners selling a lot should ask early rather than on the day the subjects come off.
Does our strata corporation need a depreciation report?
Strata corporations with five or more lots in British Columbia are required to obtain a depreciation report and to update it on the schedule set out in the Strata Property Act and its regulations. It is the document that tells owners what the building will need and what the contingency reserve fund should hold.
Can you take over from our current strata management company?
Yes. Your existing agreement sets the notice period, and the outgoing manager has to hand the strata corporation's records over. Send us the agreement and the last set of financial statements and we will tell you what the handover looks like before you give notice.
What does strata management cost in Richmond?
